Spring warms up sales/Refi's are hot!
Interests of 4.75-4.875% depending on bond market activity the day you lock makes refi's hot item. Some buyers are trying to upgrade to bigger houses with extremely low mortgage payment and flexible pricing with sellers. The April Sales were moderate improvement over March, 33 sales in City limits with average sales price $283,000; County, 19 sales with average sales price $249,875. March 2009, 66 sales with Median price point $261,750 (1/2 sales above/1/2 below this line) which was up from 56 sales in 2008. So the engines are cranking up a little bit, we have over 670 listings in the city limits and 1100 total with all county listings so will pushing all time high in inventory this summer. The confidence factor is the key to moving out supply with the buyer base. This factor is related to job security in the community, if they feel they have a job in next 2 years they will purchase, if not the buyer is sitting on the sideline and enjoying Chilis $7 menu item for a luxury moment versus taking advantage of the best housing markets price wise with low interest rates. The foreclosure is still giving us more supply but at a moderate level so the loan modification programs with lenders plus the short sale programs are keeping some sellers out of the foreclosure mess. All subdivision have 2-3 foreclosures, Ponderosa trails on the westside carries the highest number, Country Club carries the highest number of foreclosures on the eastside of town. The county market is starting to show a little bit of a glut and will most likely carry the largest inventory of foreclosures due to the limited sales cant help the sellers get out of bad situation unless the bank authorizes a loan modification program. Wayne on Channel 12 News - Flagstaff foreclosures not a big problem
While Phoenix has some of the nation's highest numbers of home foreclosures, it’s a different situation in the high country. Henry Ortiz from the Coconino County Assessor’s Office said desirability is keeping Flagstaff property values afloat compared to other markets. “It's not to say it's not occuring here in Coconino County, but I don't think it's occurring to the same extent it's occurring in other counties.” He also said there are a large number of second homes in the area and owners aren’t in as much of a rush to sell them.
Flagstaff broker Wayne McCormick said while the drop in home prices in Flagstaff aren’t as dramatic as those in Phoenix, it does give buyers room to negotiate. “There are some really good opportunities for the buyers. They’re getting into the market where a year ago they couldn’t afford to get into the market.”
One family who just sold their house said they look forward to buying a bigger home. Kelly Guerrero said, “We think that it's a good time to get into the market where homes are hopefully a little bit less expensive and we can take advantage of that and maybe get into a home that we couldn't afford at another time.” Christine Lee for 12News - Sept. 25, 2008 05:20 PM
